On October 1, 2008, Governor Minner, Mr. Jack Markell and the Board of Eden Hill Medical Center cut the ribbon marking the official opening of Eden Hill Medical Center. A wonderful open house followed.

21 of 25 tenants have moved into the building. Feedback from patients has been very positive with the exception that we need to improve our signage! We are working on this. Hope all can make the open house on Oct 1, 2008. The plan is to do the ribbon cutting at 4PM. Gov Minner along with Senator Tom Carper and a few others will say a few words. Most tenant spaces will be open and serving refreshments. The Dover Symphony Orchestra will have a select group performing in the lobby. I wanted to say thanks to BBL-Paul Trigger and his team-for delivering a product earlier than expected, under budget and more beautiful than I could ever have expected. In short BBL Medical Facilities, Somerset Health Care consultants and HCP architects surpassed all expectations. A big thank you to all the subcontractors as well! The City of Dover, and DelDOT-especially Ralph Reeb, have guided us in superb fashion. Tom Barnett

All tenants will be moved in by the last week of September. The Ribbon Cutting/open house will take place at 4PM on Oct 1, 2008. Invited guests include Gov Minner, Democratic nominee for Gov. Jack Markell, Senators Carper and Biden and Mayor Carey. After the ribbon cutting the building will be open for tours. The Ribbon Cutting is open to the public. Food and drinks will be served. "Pavers" Finished in Front Green

The final touches are being completed this week at Eden Hill Medical Center. The "keys" will be turned over from the contractor, BBL Medical Facilities, to eden Hill Medical Center, LLC on friday. The building is completely leased--however, Dr. Medlin has not responded to numerous requests and is now considered in default per our attorney. This leaves us with a finished third floor corner suite -2400 sq feet - to lease out. Please contact Sean Mace at 302-883-0059 if you know of an interested party.

2,800 plants and 400 trees are being placed at this time at EHMC. The conference rooms have been completed.

Bayhealth broke ground on a $168 million dollar expansion yeaterday. Congrats to Mr. Klima and team.... In addition Eden Hill Medical Center Express Care has bought an 83% interest in Bayhealth's walk-in clinic on Rte 13. The Clinic will be moved to Eden Hill Medical Center. This will be the first of a number of Eden Hill and Bayheath Medical Center partnerships it is hoped. BBL Medical Facilities reported at last night's Board meeting that they are on schedule to deliver the building on August 15th, 2008. As is part of The BBL routine, the building will be closed to visitors for three weeks prior to final walk through. This allows BBL to clean and get the building ready for tenant walk-throughs. There are 100s upon 100s of details that need to come together to meet this August 15th deadline. Things such as the completion of Banning Street (the street from North to the tree line), placing of 80 light poles, 2,800 plants, 400 trees, curbing and irrigation system must also be done--besides the 25 inside suites. In order to meet this deadline, BBL is working 7 days a week until Aug 15th.

The Eden Hill Medical Center should have all suites, site work complete by August 15, 2008. Tenants are signing up for their move-in date the week of August 18. Many of you will notice energy saving technology as you tour the building. Argon-filled windows, two thousand light/motion detectors, computerized heating and air conditioning, spray foam insulation which works like an igloo cooler and much, much more. We are working on a ribbon-cutting date for late-August/early-September followed by an open house. Governor Minner has promised to cut the ribbon for us! BBL's President Kevin Gleason Visits Dover Site

Kevin Gleason, BBL's President & CEO visited the Eden Hill Medical Center site today. After touring the building and the site Sean Mace, Paul Trigger and I had lunch to discuss/brainstorm future opportunities---including a future medical office building, a hotel, and a restaurant.

The present 140,000 Sq foot medical office building is slated for completion on Aug 15, 2008--three months ahead of schedule.

The dry wall on the 2nd and 3rd floor of the north building is essentially complete. The heat goes on this week. The mason work should be completed over the next 2 weeks weather permitting. The roof has been completed. We have placed not only a roof drainage system, but a back up drainage system as well. The water drains via large pipes in the center of the building to prevent pipes from freezing.

The senior graphic arts students at Polytech high are participating in a design the logo competition for Eden Hill Medical Center. We hope to be able to select the logo from the winning submission. Tom Barnett

Express Care

Express Care is an exciting new walk-in medical practice that will open in the Eden Hill Medical Center. Specializing in the immediate care of illnesses and injuries in ambulatory patients of all ages, the staff at Express Care will be available for unscheduled walk-in care during daytime, evening and weekend hours. Though not an Emergency Room, Express Care will be able to care for many illnesses and injuries that currently may require a visit to the Emergency Department. Examples include lacerations requiring stitches, sprains, broken bones, back pain, muscle and joint pain, coughs and colds, flu, asthma attacks, infections such as bladder, sinus, ear, eye, throat, bronchitis, seasonal allergies, rashes, vomiting and diarrhea and many other common ailments. Express Care is conveniently located on the first floor of the North Building and will be easily accessible from the north entrance to the building.

Express Care will be staffed by highly-trained and experienced physicians and staff. Dr. Carolyn Apple and Dr. Robert Chrzanowski will be the full-time physicians. Dr. Apple is Board Certified in both Emergency Medicine and Internal Medicine and has practiced both specialties over her career. Dr. Chrzanowski is Board Certified in Emergency Medicine and has practiced Emergency Medicine in several different professional settings. Both physicians have practiced and lived in the Dover area for a number of years and are excited to have the opportunity to practice in this new environment.
In addition to walk-in medical care, Express Care also plans to be available for sports and camp physicals and flu shots. Express Care plans to participate with most insurance carriers.

Progress at Eden Hill

For those of you who live nearby, you know the building is progressing rapidly. There were 130 workers at the site today! We have been averaging 100 to 125 per day! BBL Medical facilities is doing a great job! They are well organized and handle/anticipate problems well. Sean and I met with the City of Dover today. They are very pleased with what they see. The final steel verticle beams went up on Sept. 17, 2007. Support beams/crossing beams are now going up on the very south building. The duct work for HVAC is being placed in the north building. Sprinkler systems are being put in as well. The skin of the building is starting to go up as well. The footprint of the building is larger than a football field. It is 418 feet or 139 yards long. Tom Mulhern, CEO of Limestone Medical Center visited the work site today. Sean Mace and I visited a number of sites around Dover in search of "pavers". The Charles Ridgley Green in front of the Medical Center will have pathways with pavers. The final mortar for the building has been selected. An "earth tone" type mortar has been selected. Tom B

The steel continues to go up as fast as it can be delivered. The floors have been poured on the second and third floors of the north building. It should be noted this will be a very energy efficient building. We are taking advantage of the large size and will have systems in place that will allow us to harvest light, use less heat and air, take advantage of computerized building management. For example, on weekends we can turn the heat down in certain areas etc. This will be done via a remote server. We are going green! The windows have been upgraded to provide more energy efficiency. We are putting in as much insulation as the newest buildings in Albany, NY, have.

Our building Project Superintendent is recovering from surgery--Henry, all is well in Dover--but, we look forward to your return. Tom Barnett

Please note the following about Eden Hill. Bayhealth will be leasing space for a 9,000 sq foot imaging center (1st floor north), a 2,500 sq foot wound care center (1st floor north) and a 2,500 sq foot physical therapy unit (2nd floor north). Dr. Puri's primary care practice will be located on the second floor south--He will have the only primary care practice in the building.
The Delaware Surgery Center will be approximately 20,000 sq feet and occupy most of the 1st floor south wing. Walgreens pharmacy will be the other 1st floor south tenant directly off the main entrance. Other 1st floor tenants include Halpern Ophthamology, Halpern Optical, Lab Corp, and Express Care--the newest form of emergency care!
The 2nd floor south wing will have Surgical Associates, Reproductive Associates, Primary Care of Delaware-Dr. Puri, and Plastic Surgery practice of Dr. David Schmidt. The second floor north wing will have Urology Associates, Bayhealth PT and Tooze, Easter, Manifold Ortho, and Infusion Solutions.

STEEL IS GOING UP

A large portion of the site work has been completed. The three stories of steel are going up quickly. Next Friday a second crane will be erected on site to make double time with the steel erection. I am happy to report that we have interest in a second building. This building will be 30,000 sq feet and be located along Banning Street. From the aerial view it is just before the dirt piles in the upper right. My daughters, Olivia and Elizabeth, are shown having fun at the site. Work continues at the site---The final footers at the front door were poured today. The footer work was completed twice as fast as usual per the "Walker" company foreman. The steel will be delivered on Monday and Tuesday and start to be erected on Tuesday, Aug 7, 2007. The pond work is 98% complete. The pipes coming into the pond have been set. The grading of the site continues. About 6,000 yards of fill dirt still need to be transferred from the east side of the property to the west side. In addition we have 30,000 yards of topsoil that needs to be taken off site. Essentially if someone is willing to transport it off site it is theirs! Otherwise we will have to pay $102 per truck load (2-3,000 truck loads) to transport it off site. --Tom Barnett

Eden Hill Medical Center will occupy 11 of the 25.5 acres owned by Eden Hill Medical Center, LLC. Approximately 3 acres will be occupied by roads and greens. In addition a 5 acre perimeter will be owned and maintained by the state of Delaware and is planned "Green" for the future. This leaves approximately 12 acres for future development. The views shown here show the entire 30 acres being developed. It should also be noted Senators Carper and Biden were able to obtain a federal grant (for the City of Dover) to be put toward creating a road from route 8, connecting to the Banning street entrance of Eden Hill Medical Center.

The 140,000+ Sq foot Medical Center is 100% full. We are now working on our second medical office building on the campus. We expect the second building to be approximately 35,000 square feet and to be across the parking lot from the main building. Sean Mace (302-883-0059) has had contact from three interested parties thus far. The goal is for tenants to own a share of the entire complex thus making Eden Hill Medical Center mainly owned by the tenants in the medical office buildings. My nephew Tom Devlin visited the site from New York City on June 22, 2007. He is pictured here with my son Tommy. Notice the hard hat area! Tom spent the last seven years on Wall Street and decided to take some time to himself--He left Wall Street to take a breather and decide if the financial world is for him. He was helpful to us in putting us in touch with some real estate $$$ guys. REIT's (real estate investment trusts) are interested in viewing our success (or failure). At this time wall street views medical real estate very positively. At this point in time our 140.000 sq foot medical office building is fully leased. Considering not one brick has been layed we are pretty excited about this. In addition all leases, except pharmacy are 10 years. This is viewed as a stable building. Tom Barnett

My nephew, Tom Devlin, recommended I start a "blog"---Hopefully this will be informative and interactive over the next 16 months as Eden Hill Medical Center comes together.

HISTORY:

To give some history for some of you who may not know it the seed for Eden Hill Medical Center started when we were building the Delaware Surgery Center in late 2001. Asher Carey and I were invited by Tom Mulhern to tour the Limestone Surgery Center. We had no idea that Limestone Surgery Center actually existed in a 76.000 Sq foot Medical Office building.

As Tom M. showed Asher and I around it was incredible the comraderie that existed within the building---Doctors talking to doctors about patients, sports, kids etc. The Surgery Center was great, but what impressed Asher and I the most was the concept of a medical office building with a surgery Center. The convenience for the patients was very apparent as well.
We opened our Surgery Center in June of 2002.

In November of 2002 we started looking around Dover for a "site". Tom M and I originally looked at the Case Farm, but that got sold when we expressed interest. When we started looking at Eden Hill, we initially kept it "top" secret. That lasted 2 days. Tom Mulhern suggested that we get 30 acres or so --so we don't end up land locked. After 10months of negotiations with the 11 descendants of Eden Hill Farm we were the first to sign a contract. We signed the contract to buy the land in November of 2003. The contract said that the land would be delivered with new zoning within 18 months.

Well, 18 months went by and it was still zoned a farm. In May of 2005 we had to make a decision---buy an expensive farm and hope we can get it rezoned or drop the deal and get our deposit refunded. We bought the farm in May of 2005. We were successful in getting the farm rezoned by the end of 2005----Mark Dunkle was insrumental in making this happen. We interviewed contractors from Dec 2005 until March of 2006 when we selected BBL Medical Facilities.

During 2005 we met with Scott Becker in Chicago who suggested we also higher a Quarterback. Somerset/Steve Dobias were hired.

Our initial goal was to break ground in March of 2007. I never realized how many different permits were needed. At one point we were dealing with 15 different agencies or sub agencies. We finally got started on June 1, 2007. Our contract with BBL gives them 16 months from the time they start.

They just started on Monday June 18th. We hired Asset builders separately to do some preliminary site work. Asset has done a superb job! They saved us over $100,000 with one of their suggestions in the first week. Bob Wood and Ed Thwaits have been very accomodating to those Docs who have showed up on site.

If any investor and/or Doc wants to visit the site we invite you to---please however try to come after 3:30. Ask for Henry the site superint. He likes the Mets, Jets and Islanders (me too). He will usually be in the trailor with one of these flags hanging outside.
